At Sunshine Property Services, our inspectors are veterans of the Construction Industry here in Hawaii and are Certified Professional Inspectors from the internationally recognized home inspection association INTERnachi. All of our inspectors have taken and passed the National Home Inspector examination which is required for licensure in other States, even though it is not required for home inspectors in Hawaii. This means that our inspectors go above and beyond to ensure they have the knowledge and know how to help you evaluate potential issues and items of concern which should be addressed prior to signing on the dotted line. We take our job seriously and recognize that purchasing property in Hawaii is not only expensive but the properties often have serious potential issues which could lead to major costs down the road. It is our goal to help you identify these potential concerns and help provide you information on how these issues may effect your bottom line in the future. You can then use this information to negotiate with the seller – obviously it’s best to discuss the final numbers after you have a in depth look at the property.
Second, it is vitally important that your Inspection report is delivered to you in a way that it is understandable and usable for it’s purpose. Chiefly, that you can use the report to get issues addressed or negotiated during the sale. Sunshine Property Services uses new reporting software called Spectora, which provides the report information in a very attractive and easy to read format. Our reports utilize as many photos as possible and we will even utilize drone photography as possible to provide you with a full understanding of not the house itself but also the property on which the home sits. A lot of issues with homes actually originate with the site itself – improper grading or site drainage can often lead to major issues with the home that have really nothing to do with the actual house construction.
We will provide the report to you within 24 hours after the inspection in electronic PDF format, and print if requested. We aim to provide you an accurate, useable report quickly and efficiently.

The main service that Sunshine Property Services provides is a residential buyer home inspection. This service is a comprehensive evaluation of a property for purchase, and covers major systems such as roofing, siding, foundations, windows & doors, mechanical systems and more. Our goal is to provide an objective and detailed report which helps identify potential issues with the property which could be problems or require costly repairs. This helps the buyer decide on repairing or negotiating the purchase with the other parties. Our inspector reports are provided to you within 24 hours of the inspection so that you have the important information as quickly as possible and you can move forward in the purchasing process.

While Sunshine Property Services encourages our clients to walk through the home with us, we understand that you may be too busy, and may not have time to do so.
Regardless of whether or not you attend the inspection, we will compile a comprehensive Report, which includes all of the information you need to determine the condition of the home.
We will deliver our report within 24 hours of the conclusion of your home inspection, so that you can quickly access a full overview of our findings – and discuss them with us and your Agent.

A home inspection includes checking for any structural issues such as foundation cracks, roof leaks, plumbing issues, electrical wiring, heating/cooling systems, insulation, windows, doors, chimneys, etc. Depending on how big the property is, a home inspection typically takes 2-3 hours. Sunshine Property Services will perform the inspection at the agreed upon time and will provide a written report in PDF form within 24 hours.
Ensure all inspection points are free from clutter, including any closets that might lead to a crawlspace or attic, and clearing some space around your home’s perimeter. It’s also important to check the functionality of all built-in appliances, electric, and gas. If you don’t plan to attend the inspection, make sure your inspector has access to the home, and all pets are properly contained or moved.
A home doesn’t pass or fail an inspection. Instead, a home inspection is a thorough audit of your home’s components. In most cases, there will be concerns marked on your home inspection report, but these are strictly informative.
