At Sunshine Property Services our goal is to provide you with complete peace of mind about the condition of your home through an in depth inspection of your home prior to purchase. We want to make sure that you don’t just “check the box” with a home inspection – but you actually gain knowledge and understanding about your property through the process.
Our certified home inspectors will walk through your home with you and teach you as much as you want to learn.
Our inspectors are patient, friendly, and always eager to answer any questions you might have. We strictly follow the Standards of Practice for residential home inspectors established by InterNACHI, the leading Home Inspection Association.
If we identify any issues during the inspection, we’ll recommend the best course of action to remedy the situation. We will talk through any major issues that need to be addressed sooner rather than later. We understand that some issues can wait while others need immediate attention. That’s why we’ll prioritize the issues that need to be addressed as soon as possible. We will also mention the items that you will want to keep an eye on for deferred maintenance.
We want to help you keep your home in top condition for years to come, which is why we’ll also provide you with a list of routine maintenance tasks you can perform to prevent future problems.
All of this will be detailed in our easy-to-read report, which will be delivered in HTML and/or PDF format. Our reports are designed to be easily understandable, with clear language and visual references to help you grasp the condition of your home. From that report, you will be able to see the items we discussed, with images for reference.
See below link for an item by item list of all the aspects of your home which are to be inspected per the InterNACHI “Standards of Practice” for a home inspection.
We invite you to walk along with us while we conduct a thorough inspection of your property.
Once we’ve compiled our notes, we will send you and your agent a detailed report annotating what we found.
We provide follow-up support to ensure you are fully equipped for the next steps in your process.
A home inspection includes checking for any structural issues such as foundation cracks, roof leaks, plumbing issues, electrical wiring, heating/cooling systems, insulation, windows, doors, chimneys, etc. Depending on how big the property is, a home inspection typically takes 2-3 hours. Sunshine Property Services will perform the inspection at the agreed upon time and will provide a written report in PDF form within 24 hours.
Ensure all inspection points are free from clutter, including any closets that might lead to a crawlspace or attic, and clearing some space around your home’s perimeter. It’s also important to check the functionality of all built-in appliances, electric, and gas. If you don’t plan to attend the inspection, make sure your inspector has access to the home, and all pets are properly contained or moved.
A home doesn’t pass or fail an inspection. Instead, a home inspection is a thorough audit of your home’s components. In most cases, there will be concerns marked on your home inspection report, but these are strictly informative.
While you can legally skip a Home Inspection, doing so could mean that you may end up buying a home with major issues that need to be fixed. Hiring a professional to do a thorough inspection on the house you are buying can help you make the most informed decision possible. Know what you’re buying!
While a home inspector may recommend some minor repairs, they are not qualified to make major repairs. He or she can provide information about what needs to be repaired — and it might be helpful to know that information — but the decision to actually do the work lies solely with the homeowner. Not only does this give you the freedom to choose your contractors, but it also helps prevent a conflict of interest.
